Η παρούσα διπλωματική εργασία εξετάζει την ενεργειακή, βιοκλιματική, οικονομική και περιβαλλοντική αναβάθμιση υφιστάμενης πολυκατοικίας, με στόχο τη συγκριτική αξιολόγηση εναλλακτικών σεναρίων παρέμβασης. Το κτίριο μελέτης είναι πολυκατοικία κατασκευής του 1987, με ισόγειο και πέντε υπερκείμενους ορόφους κατοικιών, η οποία παρουσιάζει χαρακτηριστικά παλαιότερου ελληνικού αστικού κτιριακού αποθέματος, όπως ανεπαρκή θερμομονωτική προστασία, παλαιά κουφώματα αλουμινίου με μονό υαλοπίνακα, απουσία οργανωμένης εξωτερικής σκίασης και παλαιές ηλεκτρομηχανολογικές εγκαταστάσεις.
Η μεθοδολογία της εργασίας βασίστηκε στην αρχιτεκτονική αποτύπωση του κτιρίου, στην αξιοποίηση σχεδίων CAD, στην αναλυτική επιμέτρηση επιφανειών, όγκων και τεχνικών στοιχείων και στη δημιουργία υπολογιστικών φύλλων Excel. Μέσω των υπολογιστικών φύλλων οργανώθηκαν οι ποσότητες του κτιρίου, οι παραδοχές κόστους, οι ενεργειακοί δείκτες, οι συντελεστές λειτουργικών εκπομπών και οι περιβαλλοντικοί συντελεστές των παρεμβάσεων. Η προσέγγιση αυτή επιτρέπει τη διαφανή και ελέγξιμη σύγκριση των σεναρίων ως προς το αρχικό κόστος, την εξοικονόμηση ενέργειας, την οικονομική απόδοση, τις λειτουργικές εκπομπές και το ενσωματωμένο ανθρακικό αποτύπωμα.
Αρχικά αποτιμήθηκε η υφιστάμενη κατάσταση του κτιρίου ως Σενάριο 0. Στη συνέχεια εξετάστηκαν τρία σενάρια αναβάθμισης. Το Σενάριο 1 αφορά την παθητική και βιοκλιματική αναβάθμιση του κελύφους, με παρεμβάσεις σε τοιχοποιίες, δώμα, κουφώματα και σκίαση. Το Σενάριο 2 αφορά την αναβάθμιση των τεχνικών συστημάτων και της παραγωγής ζεστού νερού χρήσης. Το Σενάριο 3 αποτελεί συνδυαστική προσέγγιση, στην οποία συνεξετάζονται οι παρεμβάσεις στο κέλυφος και στα τεχνικά συστήματα.
Τα αποτελέσματα έδειξαν ότι το Σενάριο 2 παρουσιάζει την καλύτερη οικονομική αποδοτικότητα, με τη μικρότερη απλή περίοδο αποπληρωμής, ενώ το Σενάριο 3 επιτυγχάνει τη μεγαλύτερη συνολική ενεργειακή και περιβαλλοντική βελτίωση. Το Σενάριο 1, αν και εμφανίζει μικρότερη αριθμητική εξοικονόμηση, αναδεικνύει τη σημασία του βιοκλιματικού σχεδιασμού, καθώς μειώνει την ενεργειακή ζήτηση και βελτιώνει τη φυσική συμπεριφορά του κτιρίου. Συνολικά, η εργασία καταλήγει ότι η βέλτιστη στρατηγική ενεργειακής αναβάθμισης υφιστάμενων πολυκατοικιών δεν πρέπει να βασίζεται σε έναν μόνο δείκτη, αλλά σε πολυκριτηριακή αξιολόγηση που συνδυάζει κόστος, ενέργεια, ανθρακικό αποτύπωμα, θερμική άνεση και μακροπρόθεσμη λειτουργική ποιότητα.
This diploma thesis examines the energy, bioclimatic, economic and environmental upgrading of an existing apartment building through the comparative assessment of alternative intervention scenarios. The case-study building is a residential apartment block constructed in 1987, consisting of a ground floor and five residential floors. It presents typical characteristics of older Greek urban residential buildings, such as insufficient thermal insulation, old sliding aluminium frames with single glazing, absence of organized external shading, and outdated electromechanical systems.
The methodology was based on the architectural documentation of the building, the use of CAD drawings, the detailed quantity take-off of surfaces, volumes and technical elements, and the development of Excel-based calculation models. Through these calculation sheets, the building quantities, cost assumptions, energy indicators, operational emission factors and environmental coefficients of the proposed interventions were organized in a transparent and traceable way. This approach enabled the comparative assessment of the scenarios in terms of initial investment cost, energy savings, economic performance, operational emissions and embodied carbon footprint.
Initially, the existing condition of the building was assessed as Scenario 0, which served as the reference case. Three upgrading scenarios were then examined. Scenario 1 concerns the passive and bioclimatic upgrading of the building envelope, including interventions on external walls, roof, openings and solar shading. Scenario 2 concerns the upgrading of technical systems and domestic hot water production. Scenario 3 represents a combined upgrading strategy, integrating both envelope-related and technical system interventions.
The results showed that Scenario 2 presents the best economic performance, as it achieves the shortest simple payback period. Scenario 3 achieves the highest overall energy and environmental improvement, as it results in the greatest reduction in annual energy consumption and operational CO₂eq emissions. Scenario 1, although showing lower numerical energy savings compared with the other two upgrading scenarios, highlights the importance of bioclimatic design, since it reduces energy demand and improves the passive thermal behaviour of the building.
Overall, the thesis concludes that the optimal strategy for upgrading existing apartment buildings should not be based on a single criterion. Instead, it should rely on a multi-criteria assessment that combines cost, energy savings, carbon footprint, thermal comfort, bioclimatic performance and long-term operational quality. The combined approach is considered the most comprehensive strategy when the objective is not only rapid economic return, but also the long-term improvement of the building’s energy, environmental and functional performance.
