    • Ο τομέας των ακινήτων είναι πολύ σημαντικός για την ελληνική οικονομία , αν και έχει πέσει σε ιστορικά χαμηλά επίπεδα τα τελευταία χρόνια λόγω της ύφεσης. Η οικονομική ύφεση έχει επηρεάσει σημαντικά την αγορά ακινήτων, με αποτέλεσμα τη μείωση της ζήτησης, την υποχώρηση των τιμών, την επαναδιαπραγμάτευση των μισθωμάτων, τη δυσκολία της χρηματοδότηση από τις τράπεζες και την αναβολή επενδυτικών αποφάσεων. Στην παρούσα διατριβή παρουσιάζονται οι εισηγμένες εταιρείες εκμετάλλευσης και ανάπτυξης ακινήτων ( Lamda Development Α.Ε. , REDS Α.Ε. , PASAL Α.Ε. ) και οι εταιρείες επενδύσεων σε ακίνητη περιουσία ( ΕΤΕ ΠΑΝΓΑΙΑ R.E.I.C. , Grivalia Properties R.E.I.C. , Trastor R.E.I.C. ) . Επιπλέον , γίνεται οικονομική ανάλυση με τη χρήση χρηματοοικονομικών δεικτών των παραπάνω εταιρειών κατά την περίοδο της ύφεσης (2010-2014). Από την οικονομική ανάλυση, αποκαλύπτεται η οικονομική δυσκολία του κλάδου. Οι ελληνικές εταιρείες ακινήτων βρίσκονται κάτω από μεγάλη πίεση όσον αφορά την οικονομική τους κατάσταση. Τέλος παρουσιάζονται οι προοπτικές ανάπτυξης του τομέα των ακινήτων.
    • The real estate sector is of high importance for the Greek economy, although it has dropped to historically low levels the last years due to the recession. The economic downturn has significantly affected the real estate market, resulting in reduced demand, decline of prices, renegotiation of rents, difficulty in financing from banks and postponing of investment decisions. In this dissertation the listed real estate holding and development companies (Lamda Development S.A., REDS S.A., PASAL S.A.) and real estate investment companies (NBG PANGAIA R.E.I.C., Grivalia Properties R.E.I.C., Trastor R.E.I.C.) are presented. Furthermore, a financial analysis of the aforementioned companies with the use of financial ratios during the recession period (2010-2014) is made. From the financial analysis the economic difficulty of the industry is revealed. The Greek real estate companies are under great pressure with regards to their financial position. Finally, the growth prospects of real estate sector are presented.
