    • Ο στόχος αυτής της διπλωματικής εργασίας είναι να απαντήσει στα παρακάτω ερωτήματα σχετικά με τις Τεχνικές Ανάλυσης Χρονικής Καθυστέρησης διατηρώντας χαμηλό το βαθμό υποκειμενικότητας όσο το δυνατόν περισσότερο. • Ποια είναι τα πεδία εφαρμογής και τα κριτήρια για την επιλογή της εκάστοτε μεθόδου; • Πως εφαρμόζεται η επιλεγμένη τεχνική; • Μπορεί να θεωρηθεί κάποια από τις μεθόδους ως η προτεινόμενη και γιατί; Υπάρχουν διάφορα κριτήρια και παράγοντες όπως η διαθεσιμότητα και ακρίβεια των αρχείων του έργου, φύση των γεγονότων που οδήγησαν στην καθυστέρηση, συμβατικοί όροι, διαθεσιμότητα χρόνου και πόρων κλπ. Το ενδιαφέρον και συνάμα δύσκολο μέρος είναι η ανάλυση και σε βάθος αξιολόγηση κάθε περίπτωσης χωριστά, με στόχο το βέλτιστο δυνατό αποτέλεσμα. Υψιστης σημασίας είναι η αιτιολόγηση και τεκμηρίωση όλων των παραδοχών που χρησιμοποιούνται προκειμένου να υπολογισθεί η χρονική επέκταση και η οικονομική αποζημίωση λόγω της εκάστοτε καθυστέρησης/σεων.
    • The aim of this dissertation is to find out what Delay Analysis Method should be used to measure the delay and to identify affected activities to focus on causation, how the analyst should apply the chosen method, what might be the Recommended Method, if any and try to keep the degree of subjectivity involved in the Delay Analysis field as low as possible. To meet this aim, the dissertation employed a case study method where four different Delay Analysis techniques have been applied to a construction building project, those being: As Planned vs As Built, Impacted as Planned, Window Impact / Update Analysis and Time Impact Analysis. After carrying out those DAT’s, the results are being presented, compared and evaluated. Those various DAT’s have varying capabilities and different modes of application, therefore different results arise for the same case. No single technique can be considered as the most suitable for all delay claim cases and the appropriateness of the method is dictated by a number of factors and criteria such as availability and accuracy of project records, contractual requirements, time availability, nature of the delay events, value of dispute, forum of resolution, availability of resources and skills of resources as well. The challenging part is to analyze and evaluate in depth each claim case individually and try to apply the best possible DAT or combination of DAT’s for this particular case. Justification and substantiation of all the assumptions used is of high importance.
