Η παρούσα Μεταπτυχιακή Διπλωματική Εργασία εξετάζει την επίδραση της επιλογής της μεθόδου κατασκευής του φέροντος οργανισμού στον χρονικό και οικονομικό προγραμματισμό κέντρων αποθήκευσης και διαλογής (logistics). Αντικείμενο της έρευνας αποτελεί η συγκριτική αξιολόγηση τριών διαφορετικών κατασκευαστικών μεθόδων: του προκατασκευασμένου οπλισμένου σκυροδέματος, του έγχυτου οπλισμένου σκυροδέματος και της μεταλλικής κατασκευής.
Για την υλοποίηση της έρευνας αναπτύχθηκε ένα πρότυπο κτίριο logistics μεγάλης κλίμακας, το οποίο μελετήθηκε με τις τρεις εναλλακτικές λύσεις φέροντος οργανισμού. Για κάθε περίπτωση καταρτίστηκε αναλυτικό χρονοδιάγραμμα κατασκευής και προϋπολογισμός κόστους, με κοινές παραδοχές ως προς τις υπόλοιπες εργασίες του έργου, ώστε να απομονωθεί η επίδραση της μεθόδου κατασκευής του φέροντος οργανισμού στα τελικά αποτελέσματα.
Η ανάλυση των χρονοδιαγραμμάτων έδειξε ότι η λύση του προκατασκευασμένου σκυροδέματος παρουσιάζει τη μικρότερη συνολική διάρκεια κατασκευής, με χρόνο ολοκλήρωσης 277 ημερών. Η μεταλλική κατασκευή ακολουθεί με 281 ημέρες, παρουσιάζοντας μικρή απόκλιση της τάξεως του 1,44%, ενώ η λύση του έγχυτου σκυροδέματος αναδεικνύεται σημαντικά πιο χρονοβόρα, απαιτώντας 369 ημέρες για την ολοκλήρωση του έργου.
Αντίστοιχα, από την οικονομική ανάλυση προέκυψε ότι η κατασκευή με προκατασκευασμένο σκυρόδεμα αποτελεί τη πλέον οικονομική λύση, με συνολικό κόστος 18.803.960 €. Η λύση του έγχυτου σκυροδέματος παρουσίασε μικρή αύξηση κόστους, της τάξεως του 1,10%, ενώ η μεταλλική κατασκευή κατέγραψε το υψηλότερο κόστος, παρουσιάζοντας αύξηση 3,42% σε σχέση με το προκατασκευασμένο σκυρόδεμα.
Τα αποτελέσματα της έρευνας καταδεικνύουν ότι η χρήση προκατασκευασμένων στοιχείων σκυροδέματος σε κτίρια logistics μπορεί να προσφέρει σημαντικά πλεονεκτήματα τόσο ως προς τον χρόνο ολοκλήρωσης όσο και ως προς το συνολικό κόστος κατασκευής. Παράλληλα, επιβεβαιώνεται ότι η βιομηχανοποιημένη παραγωγή των δομικών στοιχείων και η δυνατότητα παράλληλης εξέλιξης εργασιών εργοστασίου και εργοταξίου αποτελούν κρίσιμους παράγοντες βελτιστοποίησης της απόδοσης των σύγχρονων κατασκευαστικών έργων.

This Master's Thesis investigates the impact of structural system construction methods on the construction time and cost of logistics centers, specifically warehouse and distribution facilities. The research focuses on the comparative evaluation of three different construction methods: precast reinforced concrete, cast-in-place reinforced concrete, and steel structures.
For the purposes of the study, a large-scale logistics facility was designed and analyzed using the three alternative structural systems. For each construction method, a detailed construction schedule and cost estimate were developed based on common assumptions regarding all other project activities, allowing the effect of the structural system construction method on the overall project performance to be isolated and evaluated.
The scheduling analysis demonstrated that the precast concrete solution achieved the shortest overall construction duration, requiring 277 days for project completion. The steel structure alternative followed closely with a duration of 281 days, representing a marginal increase of 1.44%. In contrast, the cast-in-place reinforced concrete solution proved to be significantly more time-consuming, requiring 369 days for completion.
Similarly, the cost analysis revealed that the precast concrete solution was the most economical option, with a total construction cost of €18,803,960. The cast-in-place reinforced concrete alternative exhibited a slight cost increase of 1.10%, while the steel structure solution recorded the highest construction cost, exceeding the precast concrete option by 3.42%.
The findings of this research indicate that the use of precast concrete elements in logistics facilities can provide significant advantages in terms of both construction duration and overall project cost. Furthermore, the study confirms that the industrialized production of structural components and the ability to perform factory production and on-site construction activities simultaneously are critical factors in optimizing the performance of modern construction projects.
Overall, the results highlight the importance of selecting the appropriate structural system during the early design stages, as this decision has a direct impact on project schedule, construction cost, and investment efficiency. The conclusions of this study may serve as a useful decision-making tool for designers, contractors, developers, and investors involved in the planning and construction of large-scale logistics facilities.
