    • This postgraduate thesis investigates the pilot implementation of Building
Information Modeling (BIM) and Digital Twin technologies in an existing building
facility belonging to the Independent Power Transmission Operator (IPTO/ADMIE),
which constitutes part of a critical energy infrastructure system. The main objective of
the study is the development of a Static Digital Twin to support facility management
and the investigation of future predictive maintenance capabilities.
Within the framework of the thesis, a BIM-based digital model is developed,
functioning as an integrated information environment for the collection, organization,
and management of technical data related to the facility. The development of the model
was based on available drawings, technical documentation, energy-related data, and
information collected through site inspections. Subsequently, spaces and equipment
were organized through appropriately structured parameters and datasets, aiming at the
creation of a digital facility management database.
Particular emphasis is placed on investigating the transition from a conventional
BIM model to a Static Digital Twin, even in cases characterized by limited digital
maturity and the absence of extensive automation infrastructure or Building
Management Systems (BMS). Furthermore, the study examines the potential future
integration of sensors, automation systems, and artificial intelligence technologies, with
the aim of gradually evolving the proposed model into a dynamic real-time Digital
      Twin.
The results of the study demonstrate that even facilities with limited digital maturity
can provide a foundation for the development of BIM-based management systems and
their future transition toward dynamic Digital Twins. At the same time, the research
highlights the technical and organizational challenges associated with data availability,
the condition of existing infrastructure, and the level of information maturity of such
      facilities.
